Job Responsibility:
To ensure periodic maintenance, safety, Energy Conservation and implementation of best practices for all stores of PFRL. The position is also responsible for entering and deciding the terms of annual maintenance contracts, revision of CAM with Mall developers & OEM’s and to optimize energy utilization and occupancy costs
Facility Management
Ensure all facility related work for new projects is complete before final handover and the handover is as per project design and industry practice
Regular maintenance of stores, equipment and execution of AMC
Validate the AMC rates as provided by vendors and enter into negotiations for finalization of terms
Create parallel vendors and negotiate with them for AMC rates and contract term
Also enter into contract terms and rates for maintenance of common areas and in malls or other store facilities.
Ensure planning and execution of periodic maintenance activities of stores, utilities and equipment
Ensure maintenance irregularities are reported to management and corrective actions are taken for regular maintenance.
Cost monitoring & optimization
To monitor the store wise energy costs and occupancy costs and take actions for cost control
Safety checks and audits
Proactively ensure fire audits, electrical audit and other safety audits are done on time
To ensure corrective actions are planned, reported and completed after audits
Respond actively to the customer complaints, if any, or additional site requirements during the store operations
Look for design variations in project in order to build more safety to facility and suggest changes if any
MIS reporting & SOP Compliance
Collect & update power consumption data for each store
Ensure that store and utility maintenance is done as per the SOP
Qualifications:
Minimum Experience Level:
3-5 Years
